Prorated Rent Calculator: Move-In, Move-Out and Roommates

Prorated rent is the part of a month’s rent you pay for the days you live there. Enter the rent and your move-in or move-out date to see it worked out three ways, to the cent. For a shared home, choose Roommates to split a month’s rent by the days each person lived there.

How it works

  1. Choose Moving in, Moving out or Roommates.
  2. Enter the monthly rent and the date. The move-in day always counts as a day you pay for. The move-out day counts too, unless you untick “Count the move-out day”.
  3. The calculator shows what you pay, using the real number of days in that month. Below it, it shows what you would pay if your lease uses a 30-day month or a 365-day year instead.

The three ways to prorate rent

Prorated rent is a daily rate times the days you pay for. The methods differ only in how the daily rate is worked out:

MethodDaily rate
Days in the monthMonthly rent ÷ days in that month (28 to 31)
30-day monthMonthly rent ÷ 30, every month
Days in the yearMonthly rent × 12 ÷ 365 (366 in a leap year)

Prorated rent = Daily rate × days you pay for

The calculator works each amount out in full and rounds it once, to the cent. Rounding the daily rate first, as some guides do, can leave the result a few cents out. No method charges more than the month’s rent: a whole month is always the full rent.

Worked example: moving in on 22 March

The rent is 1,500.00 USD a month, and you move in on 22 March 2027. You pay for 22 to 31 March: 10 of the month’s 31 days.

MethodDaily rateYou pay
Days in the month1,500 ÷ 31483.87 USD
30-day month1,500 ÷ 30500.00 USD
Days in the year1,500 × 12 ÷ 365493.15 USD

Worked example: moving out on 10 January

The rent is 1,200.00 USD a month, and you move out on 10 January 2027. Counting the move-out day, you pay for 1 to 10 January: 10 of 31 days.

MethodDaily rateYou pay
Days in the month1,200 ÷ 31387.10 USD
30-day month1,200 ÷ 30400.00 USD
Days in the year1,200 × 12 ÷ 365394.52 USD

If the move-out day is not counted, you pay for 9 days: 348.39, 360.00 or 355.07 USD.

Worked example: roommates who moved on different days

Three rooms, 1,800.00 USD for March 2027. Ana and Dan live there all month. Ben leaves after 10 March, and Chloe moves into his room on 15 March, so the room is empty for four days. Splitting the rent by days lived, everyone shares the empty days too:

NameDaysPays
Ana31626.97 USD
Dan31626.96 USD
Ben10202.25 USD
Chloe17343.82 USD
Total891,800.00 USD

Some leases say a tenant pays until someone takes their place. Then enter Ben’s last day as 14 March: Ana and Dan pay 600.00 USD each, Ben 270.97 and Chloe 329.03.

Common questions

Which method should I use?

The one your lease names, if it names one. If it doesn’t, agree on one with your landlord before you pay. The calculator shows all three, so you can see how far apart they are.

Is the move-out day counted?

Usually, when the lease ends that day: the home is yours until the end of it. Most rent calculators count it, and so does this one. If you hand back the keys that morning and the lease doesn’t charge for that day, untick “Count the move-out day”.

Why does a day cost more in February?

With the days-in-the-month method, the same rent is spread over fewer days. At 1,500 USD a month, a day costs 53.57 USD in February and 48.39 USD in March. The 30-day and days-in-the-year methods charge the same daily rate every month.

When is prorated rent paid?

The lease or the landlord decides. Ask before you move in, so the amount and the date are agreed in writing.

A roommate left and nobody replaced them. Who pays their room?

Split by days lived, the empty days are shared by everyone, in proportion to the days each person lived there, including the person who left. In the example above, Ben’s 202.25 USD includes a small part of the rent for the four days the room stood empty. If your agreement says the person who left pays until the room is taken, enter their last day as the end of the month, or as the day before the new roommate arrives.

What if the rooms are different sizes?

Use the rent by room size calculator for a normal month. For a month when someone moved in or out, work out each room’s rent there first, then prorate each room’s amount here with Moving in or Moving out.

Can I send the result to my roommates or landlord?

Yes. Create a link to share and send it. The rent, dates and names travel inside the link; nothing is stored on this website.
